Buying a Home
Why have a survey?
Buying a home is probably the biggest investment you will make. Protect that investment and commission a survey before you commit yourself to purchase. We do not know a solicitor who does not recommend purchasers to have a survey.
Our surveys are completely independent of any lender and we will not try to sell you other services.
Remember! – a mortgage valuation is designed to protect the interests of the lender, not the buyer.
What can a Survey tell you?
Properties which appear to be in good order may have hidden or impending faults (such as cavity wall tie failure) which are apparent to the surveyor’s trained eye.
Inappropriate alterations or extension may have weakened the structure or the roof may have only a short remaining life. Even new houses may have defects or be poorly designed.
The surveyor may need to consider other factors such as flood risk, subsidence, radon gas, boundaries, or listed building or conservation status.
A survey will help you to make a balanced decision about your proposed purchase.
Are you buying a flat?
Whether you take a leasehold interest in a flat or acquire a share of the freehold, you will need to be aware of the condition of the building as a whole because you are likely to have to contribute to its upkeep through a service charge. A survey will give you this information and help you to budget for maintenance costs. We will inspect as much of the common parts and exterior as is practicable.
